MMRDA's proposal for two new regional ring roads – the 8th and 9th Ring Road, cumulatively 307 km – signals a shift from corridor-based planning to network-based planning for MMR. Arosh John, a Thane-based real estate consultant and the Founder of John Real Estate explains that Thane is at the centre of this shift. Baseline Constraint: For the last two decades, says Mr Arosh John, Thane's regional connectivity has been a function of three arterial corridors: Eastern Express Highway, Ghodbunder Road, and Mumbai-Nashik Highway. “All three operate above optimal capacity during peak hours, creating a single-point failure risk for the city's real estate market,” he says. Emerging Multi-Corridor Structure: What is changing is not one project, but the layering of multiple high-capacity alternatives. - Southbound: Eastern Freeway Extension – direct link to South Mumbai / eastern suburbs - Intra-city: Anand Nagar–Saket Elevated Road – decongestion of internal Thane movement - Westbound: Thane–Borivali Twin Tunnel – direct access to Western Suburbs, bypassing Ghodbunder - Northbound: Thane Coastal Road – new alignment via Gaimukh - Eastbound: New links / creek crossings towards Bhiwandi – connection to logistics and industrial belt This is a structural change, says Mr Arosh John. Thane moves from a 3-corridor city to a multi-entry/exit junction. Differentiated Impact on Real Estate: Infrastructure impact is not uniform. The capitalization of road infrastructure into land values follows a clear sequence: announcement -> alignment confirmation -> construction progress -> access point clarity. Only the last two stages drive actual property price action. Micro-markets to track differentially: Balkum-Kolshet, Ghodbunder Road, Anand Nagar-Saket, and Thane-Bhiwandi belt. Improved connectivity widens employment catchments and changes commute viability, but enhanced valuation will accrue only where interchange and entry/exit points are confirmed. Conclusion: The 8th and 9th Ring Roads are not just additional loops. They integrate Thane into MMR's emerging regional grid connecting Mumbai (east/west), Navi Mumbai, and Bhiwandi-Amane. Thane's locational premium will increasingly be defined by its function as a principal road junction in MMR, rather than as a terminus of three highways.
