A Thaneite and a property consultant, Jaspreet Singh, Proprietor, Jaspreetrealestate24 says a ₹ 2 crore apartment with a great location, beautiful views and an excellent layout can still be rejected by a buyer for one simple reason — the direction of its entrance. “In my experience of dealing with home buyers in Thane, I have seen this happen several times, particularly when the apartment has a South Exit,” he says. For many families, Vastu is an important part of the home-buying decision, and the direction of the entrance can - sometimes - become a deciding factor. A survey by property portal Housing.com reported that 93% of homebuyers preferred Vastu-compliant homes, while around four in five wanted to know about Vastu before physically inspecting a property, he adds. Interestingly, 33% identified direction as the most important Vastu factor. “The survey was conducted in 2015, so these figures should be viewed as an indication of buyer sentiment rather than a current Thanespecific statistic,” adds Mr Jaspreet Singh. “At the same time, I have personally sold several South Exit apartments, and the families living in those homes are happily settled even today,” he explains. “For me, there is no right or wrong belief. Every buyer has different priorities. Vastu may be important to one family and less important to another,” says Mr Jaspreet Singh. What matters is making an informed decision — considering Vastu alongside legal clarity, property condition, location, construction quality, society or project track record, and future resale value, he adds. After all, buying a home is not just about one direction; it is about finding the right home for your family, concludes Mr Jaspreet Singh.
